- Cancellation Policy: If you cancel 60 days or more prior to your arrival date then we will return deposit money collected less $75. This amount will be retained as a "Processing Fee". If reservation is cancelled after 60 days but before 31 days, 50% of deposit is retained. If you cancel less than 30 days prior to arrival, then entire deposit will be retained. .

- Other Fees: All utilities (Trash, water, electric, cable , lawn maintenance, high speed/wireless inter) are included in rent. There will be a $100 cleaning fee collected upon arrival. If tenant cleans and washes linens at their deparature - this will be refunded with security deposit. If tenant does not have time or desire to clean themselves, this $100 fee will be kept for hoekeeping services.

| 50% of rental fee is due to book reservation. Balance of rental fee, taxes, $500 Security Deposit and $100 refundable Cleaning Fee is due 30-60 days prior to your arrival date. Depending on the time of year, balance of funds due may need to be collected earlier for Holiday or High Season rentals. |
