To avoid forfeiture of deposits, cancellation requests mt be made in writing, and mt be given 900 days prior to occupancy date. A refund will then be issued min a D $75 cancellation fee.
In the event of a less than 900 days notification, an attempt will be made to rent the reserved rental period, and if successful, lessee(s) will receive a refund min a D $75 cancellation fee, min any additional discounts offered to rent the reserved rental period.
If there is a request for change of dates, the same policy applies.

Reservation Deposit:
An advance deposit of D $300 is required to confirm a reservation.
50% or D $300 (whichever is greater) is required to confirm a reservation made 90 days or less prior to arrival.
Your reservation is not confirmed until the confirmation deposit has been received.
Payment / Balance Due:
50% of the balance is due 90 days prior to arrival.
Remaining balance is due 30 days prior to arrival.
Upon receipt of remaining balance due, pl security deposit, keys to unit #532 will be mailed to you.
Security Deposit:
A D $300 security deposit is required and is due along with remaining rental balance 30 days prior to arrival.
The security deposit is refundable 60 days after departure providing that there has been no damage or additional cleaning required too bring the unit back to its original condition, and keys have been returned to owner.

A monthly stay is considered 28 nights and includes a discount from the Midnight Cove Resort Condominiums weekly rental rate.
Extra nights are prorated from weekly or monthly rental rate.
The week of Independence Day (Jul 4th) is at a premium rate of 10%.
From January 1st to July 31st, a 25% discount from listed Midnight Cove Resort Condominiums is offered to “New Rentersâ€.
From January 1st to July 31st, a 30% discount from listed Midnight Cove Resort Condominiums is offered to “Repeat Rentersâ€.
From Augt 1st to December 31st, a 40% discount from listed Midnight Cove Resort Condominiums is offered for the1st week rental, 45% for the 2nd week rental, 50% for the 3rd week rental, and weeks 1, 2, and 3 rentals mt be consecutive.
It is the practice of the Midnight Cove Resort Condominiums rental office to offer their departing guests the opportunity to make a reservation for the next year, at current year rental rates. As such, if you make a reservation for your next stay within 1 week after your departure, you will receive current year rental rates (excluding sell-off specials).
Arrival & Departure:
Check-in after 4:00 PM; Check-out before 10:00 AM (No Exceptions).
You are required by Florida state law to register at the Midnight Cove Resort Condominiums rental office on the next work day if you arrive after office hours or on the weekend. Rental office hours: 9:00 A.M. to 4:30 P.M., Monday to Friday.
If you arrive before 4:00 P.M., and the unit has already been cleaned, you may enter the unit, otherwise you mt wait until the cleaning staff have finished cleaning and departed the unit.
Luggage may not be brought up to the unit the cleaning staff have departed the unit.
Occupancy:
Standard occupancy is 4 persons for the 2 bedroom condominium.
Maximum occupancy is 6 persons.
Lessee(s) mt be 21 years of age or older.
Add D $100 per week for each additional person over standard occupancy (this charge eligible for owner discount). Children under 12 exempt from over standard occupancy charge.
No occupants under the age of 21 are allowed unless acpanied by parent or guardian.
Only the number of adults and children specified in this rental agreement are allowed to stay as guests for this rental.
If the number in your party exceeds the maximum allowable, you may be subject to eviction and/or plete forfeiture of security deposit.
Telephones:
All telephone charges made to the unit phone number will be deducted from your security deposit. There is no charge for local phone calls.
Smoking:
NO SMOKING IN UNIT. If smoking is discovered, a cleaning fee of D $250 will be deducted from the security deposit. This fee returns the unit to non-smoking stat and covers the costs of steam-cleaning all bedspreads, upholstery and carpets.
Pets:
NO PETS ALLOWED. Violation of this provision will result in immediate eviction, and the Rent Deposit, and Security Deposit will be forfeited. D $200.00 will be deducted from security deposit for evidence of and/or damage caed by pets.

Lockouts:
Should you have a plete lock-out situation, there is a Master security lock on the door handle of the unit front door with keys in it.
Keys:
Upon receipt of remaining balance due, pl security deposit, keys to unit #532 will be mailed to you. Keys are to be returned to owner after departure.
