We are pleased to offer you the opportunity of staying in our Beautiful Vacation Home in the Prestigious Orange Tree community in Orlando.
'Orange Appeal' has everything you need to enjoy a relaxing and luxurious vacation in the Sunshine State of Florida. Whether you're after the peace and quiet away from the attractions or if you are looking for a great location to explore all that Florida has to offer, 'Orange appeal' will be a vacation home to remember.
Our Vacation Home is LARGE, LIGHT & SPACIOUS.
The accommodation sleeping from a single couple to 12 people. With its 3 master bedrooms, all having en-suites and two twin bedrooms sharing a bathroom in between them, they have all been designed with you and your comfort in mind. Also for your comfort and relaxation we have incorporated many upgrades together with luxurious furnishings, to add that special touch of class for your perfect vacation.
With the benefit of being FULLY South Facing, there is a Luxury Private 36ft Pool with Spa for you to relax in.
You can enjoy soaking up the Floridian sun on the large sundeck area or sit back in the shade of the lanai and enjoy the open views.

    The prices are per week and are fully inclusive. Pool and spa heat is optional and is charged at £119/$203/€161 per week if requested at the time of booking. For bookings of 6 days or less there is a cleaning surcharge of £60/$102/€80. For bookings of 21 days or more we offer a discount. For your convenience we offer a variety of payment methods. A security deposit of £150/$255/€200 is due along with the final balance 10 weeks prior to arrival. The security deposit is fully refundable pending an inspection from our management company. Confirmed bookings are not subject to change where a booking deposit has already been received

    Cancellation and Refund Policy:
    Providing the owners receive written notice of cancellation not less than 10 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited. If the cancellation is received after 10 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, pensation or consequential loss of any kind). However, we will always help/seek to relocate your booking to a villa of similar standards on Orange Tree munity or close by. Any mise, damage or missing items to the home & contents is the responsibility of the guests. Any damages mt be reported to the management pany immediately. In the event of any excess damage of any kind, excessive cleaning costs by our agents or excessive e of electricity (caed by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit. Damage/Mise Any mise/damages/breakages mt be reported to our management pany immediately. You are solely responsible for any mise, damage or breakages that may be caed to the villa or its contents by any members of your party or any visitors/guests you invite into the villa during your stay. We require a refundable security/breakage deposit of £150 ($200 D) per week prior to your arrival. This deposit will be re-funded after your departure once our Management pany has checked that all is 'in order' at the villa and that there are no mise, breakages, damage or missing items. Our Management pany will check our villa before your arrival and after your departure and will advise of any problems. This may include additional cleaning costs for removal of stains etc., arising from spillage and the like. We reserve the right to retain the security deposit (either in full or in part) to cover damage, missing inventory items or non-return of keys. Receipts will be provided for repairs/replacements in the unlikely event that retention of the security deposit arises. We reserve the right to pursue you for repense where the cost of any damage, repairs or replacement of missing items caed by you, or any of your party or visitors invited into the villa by you during your stay, exceeds the value of the security deposit. We will require you to make payment of such repense within 14 days of being served notice of this. Please note. Florida has a sub-tropical climate and care mt be taken with food that is left uncovered and with garbage disposal. Any additional pest control measure costs that are incurred as a result of lack of care or non-observance of the garbage collection requirements by you will be deducted from your security deposit. Villa Description Whilst all information supplied on any of the web site/s such as Vacation Rentals, VRBO, or others which we advertise on is deemed to be correct to the best of our knowledge, it is understood that the information is supplied in good faith but is for guidance purposes only and does not form any part of the contract entered into as a result of placing a booking. Responsibilities All persons stated on the booking form are responsible for the care of the property & are expected to take reasonable care of it including the locking of all doors whenever the property is unoccupied, topping up of pool water (as required). At the end of the rental period, all utensils, carpets, furnishings, walls, fittings mt be left clean & tidy. It is the guest's responsibility to notify the management pany immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation. For the safety & fort of all our guests, No Smoking is permitted within the property. If the MC spects smoking has occurred within the home a deep clean will be required and the cost will be charged to you or taken from your security deposit. Smoking is permitted on the pool/sun deck area. Please e the ashtrays provided. Party Size The villa sleeps 10/12 people + Infant – This is the maximum capacity that our villa is licensed for. To ply with state fire regulations under no circumstances may more than the maximum number of persons identified on the booking form occupy the property. Everyone occupying the property mt be listed on the booking form along with their age (if under 21 years) including small children. No all male/female parties or parties where all guests are under the age of 21 will be accepted unless acpanied by parents or responsible adults. This is Florida state law and mt be adhered to. The acmodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. No pets are permitted. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refe admittance if this condition is not met. Failure to ply will render the booking void and no pensation will be paid. Smoking/Pets For the safety and fort of all our guests smoking is not permitted within the property. No pets are allowed. Disclaimer Liability - The owners and the management pany of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caed. The e of all acmodations and amenities including the pool is entirely at the er's own risk. Children mt be supervised by responsible adults at all times when ing the pool. Glass or crockery is not permitted within the pool area. The owners or management pany cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, indtrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management pany cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management pany cannot accept liability. Arrival and Departure The villa will be available for occupancy from 4.00pm on the date of arrival and mt be vacated by 11.00am (prompt) on the day of departure. Insurance It is a condition of the booking that all members of the Party are covered by travel insurance, which carries adequate protection against delays & cancellations and for your luggage & personal belongings etc & has adequate medical insurance for the A. We always remend you take out adequate insurance to cover any eventuality. Force Majeure The owner or the management pany accept no responsibility whatsoever and no pensation or any other payment will be made if any cancellation or change to the terms of the booking bees necessary due to war or threat of war, riots, civil motion, terrorist activities, indtrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the munity, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control. Owners Access The owners or their management pany shall be allowed access at any reasonable time during your stay. Law This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclive jurisdiction of the English Courts. Code of Conduct Orange Tree is a residential munity. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Orange Tree. Please do not e the swimming pool, play loud mic or engage in any activity which may cae inconvenience to your neighbors after 10.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cae distress, danger or annoyance to any other holidaymakers, residents of Orange Tree or damage to any property, the owners or their management pany reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management pany will not be liable for any costs you will incur, nor shall we pay any pensation, nor make any refunds due to this action. plaints If in the unlikely event of any problems arising, relating to our villa whilst on holiday/vacation please contact the management pany immediately.
