| Cancellation and Refund Policy: |
| CANCELLATIONS: A full refund min a cancellation fee of $150 of your deposit and rent will be made if your reservation is cancelled at least 3 months before your arrival date. If less then 3 months any refund you receive will be equal to the amount of rent received from another guest during your timeframe. If rented for less then your rate or not your entire timeframe the difference will be deducted from your refund. All refunds subject to a $150 cancellation fee. |

| Deposit Policy: |
| DEPOSIT: An Initial Payment equal to 50% of your total rental, a signed Rental Agreement form and a copy of a current drivers license or other photo ID is required within 14 days of reserving.
If this payment is not received, your reservation will be canceled.
We will email you the Rental Agreement form for you to print.
BALANCE: Your rental balance pl a refundable $200/per month security deposit is due at least 2 months prior to your arrival.
If you make a reservation less than 2 months before your arrival date 100% of your total rent pl $200 per/month security deposit, are due immediately. Due to the short timeframe this payment mt be by money order or cashier's check only.
Upon receipt of your initial payment, we will send email confirmation acknowledging your vacation reservation.

| Additional Policy and Fees: |
| SECURITY DEPOSIT: The $200 per/month security deposit can be ed to cover the cost of the following: lost keys; lost garage door opener, extra cleaning, unreported damages; replacement or repair of damaged or missing items.
The security deposit will be returned within 15 days of receiving all Keys to the hoe, and the garage door opener, less any amounts withheld.
The Guests liability is not limited to the amount of the security deposit.
Departure Cleaning Fee: $130 however, prior to your departure, we ask you to (1) remove all items from the freezer and refrigerator; (2) return all items to their original place; (3) carry out all trash; (4) Clean all Kitchen ware (5) close and lock all windows and doors, leaving the property in a secure and orderly condition. A cleaning service will take care of the cleaning.
POLICIES:
• No Smoking: We want to provide a smoke-free environment for our guests. Please do not smoke inside the hoe or garage.
• Occupancy: Families or adults over 25 only. Maximum occupancy is a total of 6 people.
• No Pets of any kind.
• Parking: Limited to 2 vehicles, No parking is allowed on the street at any time. No trailers or recreational vehicles allowed.
