Property Description
Everyone says that this townhouse is way better than the pictures, so you will NOT be disappointed if you rent this for your party of up to 8! They will all have plenty of room and privacy when they want it. You can use your savings for dining, golf, beach activities, by sleeping 5 miles from the Ocean and the 'drive-on' beach.

For a live look of the beach, click on the "View Virtual Tour" link above, just below the Photo Gallery, above this text box. This is a 24x7 WEBCAM of the 'Flagler Avenue' drive-on ramp entrance to the beach. (It displays the current time/temp and you can check the waves and beach traffic before you go. Right now, it's 70 degrees and Sunny! If you watch long enough, you will see where the cars enter and exit, at the end of the boardwalk area). Just park and unload all your stuff right onto your beach blanket with no lugging required.

We're only 16 miles/17 minutes to Daytona speedway, 7 miles to New Smyrna Speedway, 50miles to Orlando, and 75 miles to Disney World. Like-new Townhouse 'end unit' has a spacious side entry with large yard and cook-out area outside the kitchen. 300 feet from the pool. Sleeps 8, maximum, with plenty of room and privacy.

3 br and 2 bathrooms upstairs, AND 1 br and bath downstairs. New HDTV 50" Plasma flat screen. 1,600 sq feet easily sleeps 8 with no crowding. HD Cable, unlimited phone (US calls), and wifi for your wireless laptop (use 'em if you got 'em). Very nice neighborhood just minutes from the beach and quick access to Rt95. One car garage. Charcoal grill is just outside of the Kitchen slider. Less than 5 miles from 4 golf courses.

The 'Landings' is less than 2 years old. There are extensive walking paths and we are 300 feet from the Landings pool and cabana, with grill for charcoal cooking. Playground is 600 feet, and also has cookout area/grill. Seven minutes drive to the beach, and one minute to rt95.

Traveling east on Rt 44, pass under Rt95 and make immediate left ( at the blinking traffic light) onto Sugar Mill Dr.. travel 1.2 miles and make right onto Mt. Olympus Blvd. Look for #661 on the left side (end unit with main entrance on side of building)of the 2nd Townhouse building(second building on the left after passing the 'Landings'entrance).

CHECK-IN TIME: after 4 p.m.- CHECK-OUT TIME: before 11 a.m. 2. This is a NON-SMOKING home. Please smoke outside. Cigarette butts are to be disposed of properly in the designated sand-filled pails and not left anywhere on the property. Any guest not adhering to the No Smoking policy will forfeit $200.00 of the damage deposit and if additional cleaning is necessary to remove smoke odors from the hoe, furniture, and linens, costs will be subtracted from your deposit. 3. SECURITY/DAMAGE DEPOSIT: A security deposit of $500 is required. This mt be received within seven (7) days of booking the reservation. The reservation is officially reserved once the deposit and this signed agreement are received. The security deposit automatically converts to a damage deposit upon arrival. The deposit is NOT applied toward the room rate cost; however, it is fully refundable within ten (10) biness days of departure, provided the following provisions are met. __a. No damage is done to the townhoe or its contents, beyond normal wear and tear. __b. No charges are incurred due to pets, collection of rents or services rendered during the stay. __c. All debris, rubbish, and discards are to be placed in Trash bucket and the bucket mt be placed at the curb before the Tuesday and Friday 9am pickups. All soiled dishes are placed in the dishwasher and cleaned. __d. All keys are left on the kitchen counter and all doors, Main entry, slider, and garage doors mt be left locked. Each BR door mt have the key replaced in it. __e. No linens/towels are lost or damaged. __f. The renter is not evicted by the owner, the representative of the owner, or the local law enforcement. 4. PAYMENT: Payment in Full is due no less than 10 days prior to arrival. Any returned checks will be charged the amount levied by the bank for Insufficient funds charges. You can fax the pleted application to: 407 365-1015. CANCELLATIONS: A thirty (30) day notice is required for cancellation in order to obtain the returned damage/reservation deposit after all required fees are deducted. * Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full damage/reservation deposit. (45 days necessary for event weeks, Daytona 500, Bike Week, Rolex 24, and 4th of July, etc). There is a $50 cancellation fee applied to any and all security deposits returned due to cancellation. * Cancellation or early departure does not warrant any refund of rent or deposit. * No credit will be given for shortened stays due to late arrival or early departure for any reason. If you cancel and have already paid for your stay, we will refund the uned portion of the payment but you will forfeit your deposit. This will be calculated ing the daily rate for the first full day AFTER your departure date, pl any additional remaining days. 6. MONTHLY RESERVATION CANCELLATIONS: Monthly renters mt cancel niy (90) days prior to check-in. Monthly renters desiring a shortened stay mt send a written (or email) request, at least niy (60) days prior to check-in. 7. MAXIMUM OCCUPANCY: The maximum number of guests per home is limited to eight (8) persons. 8. MINIMUM STAY: THERE IS A SIX (6) NIGHT MINIMUM STAY during NON-EVENT WEEKS and a SEVEN (7) NIGHT MINIMUM STAY during EVENT WEEKS. 9. NO DAILY HOEKEEPER SERVICE: While linens and bath towels are in the rental, daily hoekeeper service is not included in the rental rate. We suggest that you bring beach towels. We do not permit towels or linens to be removed from the rental. Suggestion: Cleaning as you e dishes/laundry makes your check out much quicker. 10. RATE CHANGES: Advertised rates subject to change without notice. 11. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. This property has a maximum occupancy of eight (8) persons. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction and subject to forfeiture of deposit. 12. PARKING: There is parking for one (1) vehicle on the property. All other vehicles mt park on the street directly in front of the property or in the Pool parking lot, for larger vehicles. 13. PETS: No pets allowed on the property or in the rental without approval. Guests who bring a pet(s) without approval will forfeit their security deposit and may be evicted from the property. There is a $15.00/night pet fee and an additional $100 security deposit with approval of pets, but most pets will NOT be approved due to the likelihood of damage and liability. 14. HURRICANE OR STORM POLICY: No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a Tropical Storm/Hurricane Warning area and/or b. A mandatory evacuation order has been given for a Tropical Storm/Hurricane Warning for this area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a Tropical Storm/Hurricane Warning, area, we will refund: a. Any uned portion of rent from a guest currently registered, or is scheduled to arrive, and wants to shorten their stay, to e in after the Hurricane Warning is lifted; or b. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period. 15. ILLEGAL SUBSTANCES: are strictly prohibited and grounds for immediate eviction. 16. HOE PARTIES: are strictly prohibited and grounds for immediate eviction. This is a quiet neighborhood. Please keep mic volume levels low after 10 pm on weekdays and after 12pm on Friday and Saturday nights. Police plaints will require that your group will vacate the unit by 11am on the following morning. Uned days will be refunded, along with any damage/deposit money AFTER the unit has been cleaned and inspected and any damages have been assessed (within 7 days after check out). 17. We will not be liable or responsible for personal items left behind, lost or stolen. This is not a gated munity, so be extra careful about securing your valuables.
